The Atlantic Ocean Effect
Your oceanfront properties from Georgica to Two Mile Hollow? They’re dealing with salt air, constant moisture, and wind patterns that bring in flying pests you wouldn’t believe. Mosquitoes love the marsh areas behind the dunes, and that humid ocean air creates perfect conditions for carpenter ants and moisture pests.
Freshwater Everywhere
Georgia Pond, Hook Pond, Georgica Pond—all these bodies of water are breeding grounds. And we’re not even getting into the smaller kettle ponds scattered around. Standing water means mosquitoes, biting flies, and a whole ecosystem of pests that thrive near freshwater.
Farm Country Meets Luxury Estates
North of Montauk Highway, you’ve still got working farms and agricultural land. That means rodents, wildlife, and pests that come with food crops and livestock. But then you’ve got multi-million dollar estates right next door that need discrete, effective service without disrupting the property’s use.
Seasonal Property Challenges
Half the homes in East Hampton sit empty for months at a time. Mice and rats love that. They move in during fall, make themselves comfortable all winter, and by the time owners come back for Memorial Day, there’s a full infestation going.
The Village and Surrounding Hamlets
Downtown East Hampton, Amagansett, Springs, Wainscott—each area has different pest pressure. Village properties deal with commercial pest issues, Springs has more wooded residential challenges, Amagansett’s right on the ocean.

Field Mice and House Mice
They’re looking for food and shelter, especially when temperatures drop. The agricultural areas north of the highway have huge mouse populations that spread to residential properties. We’re talking about mice getting into insulation, chewing wires, leaving droppings everywhere.
Norway Rats Near the Water
Docks, marinas, waterfront properties—rats thrive near water sources. If you’re anywhere near Accabonac Harbor or Three Mile Harbor, you’ve probably seen them. They’re big, bold, and they reproduce fast.
Summer in East Hampton means outdoor living. But it also means you can’t sit on your deck without getting eaten alive if you don’t have proper mosquito control.
Standing Water Breeding Sites
Every pond, marsh, decorative water feature, and clogged gutter is a mosquito nursery. The salt marshes produce massive populations of saltwater mosquitoes that’ll drive you indoors.
Greenhead Flies and Deerflies
These aren’t your average houseflies. Greenheads come off the marshes and beaches in July and August, and their bites hurt. Deerflies hang around wooded areas and they’re relentless.
We run mosquito control programs all season—barrier sprays around your property perimeter, treating breeding sites, ongoing maintenance. Because one treatment in May isn’t going to cut it when you’re trying to enjoy your property through September.
The moisture from ocean air and all those beautiful old trees create perfect conditions for wood-destroying insects.
Carpenter Ant Colonies
These aren’t the little ants you see on your kitchen counter. Carpenter ants are big, black, and they’re tunneling through the wood structure of your home. We see them in older homes with moisture issues, in trees close to houses, and especially in properties with wood-to-ground contact.
Subterranean Termites
They’re active all over Long Island, including East Hampton. You won’t see them until there’s already damage, which is why we recommend regular inspections. The sandy soil out here makes it easy for them to travel underground to your foundation.
Summer brings stinging insects. They build nests in eaves, underground, in bushes—anywhere that seems protected. And if you disturb a yellow jacket nest? You’ll know about it real quick.
We remove nests safely (leave this to us, seriously), treat areas where they’re building, and prevent them from coming back.
This is a real concern in East Hampton. The deer population is high, the wooded areas are extensive, and ticks carrying Lyme disease are everywhere.
We can’t eliminate ticks completely—nobody can—but we can drastically reduce populations on your property with perimeter treatments and yard sprays during peak season (April through October).

East Hampton Village
Main Street businesses, village residential streets, properties around the commercial center. Restaurants and shops need regular service—health department doesn’t play around, and neither do we.
Amagansett
Beach properties, Lazy Point, inland residential areas. The Atlantic Avenue corridor, properties around Town Lane, all the beach neighborhoods from Atlantic to Napeague.
Springs
More wooded and residential. Lots of year-round families, older homes that need regular pest management, properties around Accabonac Harbor.
Wainscott
Beach Lane estates, Georgica Association area, properties along Montauk Highway. Mix of seasonal and year-round with some serious high-end real estate.
Northwest and Freetown
Northwest Woods is heavily wooded residential, Freetown’s got a mix. Both areas deal with wildlife and pest pressure from the surrounding forest land.
